From the moment you start your search, to the time we hand you the keys, we will take good care of you. Our usual procedure is as follows:
There is a simple one off payment of 48% of one month’s rent including VAT. This fee is NON-REFUNDABLE SHOULD YOU CHANGE YOUR MIND OR FAIL REFERENCING. This takes the property off the market and covers the costs of referencing and other administration such as the tenancy agreement. More information about our fees.
When we manage the property your deposit will typically be equal to one month’s rent plus £100, however this can be more at the landlords request. When we only Let the property for the landlord who manages it themselves, the deposit amount may vary (from the equivalent of one month’s rent to 6 weeks rent), and sometimes the Landlord may choose to protect the deposit themselves. Where we protect the deposit we use ‘MyDepsoits’.
We are required, by law, to check that every prospective tenant has a right to rent in England. We will need to obtain the necessary documents and make copies in your presence. If you are a British Citizen, a national of the European Economic Area (EEA) or Switzerland, a passport or national identity card will suffice (current or expired). If you do not have a passport or you are from outside of the EEA, there is a list of alternative documents, please contact us to discuss this in more detail.
If it is found that you do not have a right to rent, we are obliged to inform the Home Office. If you fail to provide satisfactory documentation or where we suspect that you have provided fraudulent documents, we will inform the Home Office and we will be unable to continue with the let. As a result of this you will forfeit the agency fee.
