A letting agency in Bristol keen on building strong tenant relationships.

Moving house can be stressful; our aim is to reduce that stress in every way possible. The experience of The Letting Game’s staff allows us assist you at the highest level throughout the process. 

We ensure that we know the properties we have on our books. We will always be upfront about our properties positive and negative features before you visit them, potentially saving you time and money if the property differs from what you are looking for.

We will help you every step of the way, providing advice and assistance on every aspect of your big move.

From the moment you start your search, to the time we hand you the keys, we will take good care of you. Our usual procedure is as follows:

  • We will arrange a viewing on the property you are interested in, 
  • We will show you around the property, this will be done by someone who is familiar with the details and will be able to answer your questions from information on an i-pad. 
  • Should you decide to rent the property, we will ask for an agency fee to hold it for you. When this is received we will take the property off the market and cancel any other planned viewings. 
  • We will send you an easy to fill in application form. 
  • When we receive this form (please return within 48 hours) we will begin reference checks.
  • Subject to suitable reference and credit checks, we will arrange the tenancy signing, payment of deposit and the first month’s rent in advance. We can then arrange a mutually convenient time and date for you to move in to your new property. It is to be noted that if reference checks are failed, you will lose your initial agency fee. 
  • We now move you in to your property! You will meet with someone from The Letting Game at our offices to pick up the keys. We will sign any documents required and welcome you to your new home. 

Our Fees 

There is a simple one off payment of 48% of one month’s rent including VAT. This fee is NON-REFUNDABLE SHOULD YOU CHANGE YOUR MIND OR FAIL REFERENCING. This takes the property off the market and covers the costs of referencing and other administration such as the tenancy agreement. More information about our fees. 

The Deposit 

When we manage the property your deposit will be equal to one month’s rent plus £100 and it will be protected with MyDeposits. When we only Let the property for the landlord who manages it themselves, the deposit amount may vary (from the equivalent of one month’s rent to 6 weeks rent), and sometimes the Landlord may choose to protect the deposit themselves. 

Right to Rent

We are required, by law, to check that every prospective tenant has a right to rent in England. We will need to obtain the necessary documents and make copies in your presence. If you are a British Citizen, a national of the European Economic Area (EEA) or Switzerland, a passport or national identity card will suffice (current or expired). If you do not have a passport or you are from outside of the EEA, there is a list of alternative documents, please contact us to discuss this in more detail.

If it is found that you do not have a right to rent, we are obliged to inform the Home Office. If you fail to provide satisfactory documentation or where we suspect that you have provided fraudulent documents, we will inform the Home Office and we will be unable to continue with the let. As a result of this you will forfeit the agency fee.

How The Petting Game Scheme Works

  • As a tenant renting a property through The Petting Game, you will be given the following benefits:
  • You and you pet(s) can live in a home where you are both welcome,
  • All contracts are an initial 1 year (unless stated otherwise) so you don’t have to struggle to find properties every 6 months,
  • Specific terms included in the Tenancy Agreement ensure the property is left in an acceptable condition for the Landlord,
