Prospective tenants interested in renting a property through The Letting Game will need to be aware of the following pre-tenancy costs due prior to the commencement of a tenancy:

ADMINISTRATION, CREDIT CHECK AND REFERENCING CHARGE:
A sum of 48% including VAT of the agreed monthly rent.

SECURITY DEPOSIT:
Prior to the tenancy, you will be required to pay a minimum of one months' security deposit.

STUDENT GUARANTOR SOURCING CHARGES (only applicable to STUDENTS NOT PROFESSIONALS):
£30 including VAT per tenant/guarantor to cover the cost of reference checking the Guarantor. This can be refunded if a time line of administration is kept to by you.

During tenancy charges:

RENEWAL AGREEMENT FEE:
The Applicant will be liable for an administration charge of £60 including VAT for the preparation of any documents in relation to renewal of the tenancy or changing any details of a tenancy.

REPLACING A TENANT during a tenancy: £48 including VAT deposit protection charge, £60 including VAT tenancy agreement charge, £228 including VAT referencing and admin charge.

CHECK-IN FEE for managed properties of £78 including VAT

LATE PAYMENT OF RENT ADMINISTRATION CHARGES:
£36 including VAT for letter sent to chase rent after 24 hours of late payment.
£36 including VAT for letter sent to chase rent after 72 hours of late payment.
£36 including VAT for letter sent to chase payment after 5 days of late payment.

MISSED CONTRACTOR APPOINTMENT CHARGE of £60 including VAT. If an appointment is made with a contractor to gain access and you miss that appointment and they can’t gain access then this charge applies.
