How to book a viewing? If you see a property you like, give us a call on 0117 9898 215. We can give you a greater property insight, and then arrange a time that is convenient for you have a look around. When do we do viewings? We are available to show you round properties any time between the hours of 9am and 7pm Monday to Thursday, 9am and 5.30 pm on Fridays and 9am and 2pm on Saturdays. We will sometimes require 24 hours notice before conducting a viewing. What are the costs? Agency fee: 30% of one month’s rent + VAT. To secure the property and cover reference and administration costs. Deposit: Equal to one month plus £100, unless the landlord stipulates otherwise. Can sometimes be more (6 weeks rent) or less (one month’s rent) Advance rent: The first month’s rent is required prior to move in. What is the deposit for? Your deposit is protected in a government approved scheme and could be used to reimburse the landlord for any property damages or other costs at the end of the tenancy. What references do we need? To ensure that you are an appropriate tenant, we will require a reference from your employer to prove your employment and earnings, as well as a positive testimonial from your current / previous landlord. This will usually take 5 -7 working days but can usually be fast tracked when needed. Do I need a Guarantor? We require a guarantor deed from all students, and occasionally some tenants who are unable to provide the correct level of proof of earnings, such as some self employed persons or housing benefit tenants. Who do I contact if there is an issue? Before you move into your property, you will be given full contact details for your landlord. The Letting Game may manage you property, if so please contact us and we will deal with your enquiry / problem immediately. How long can I stay in the property? You will usually sign a 6 or 12 month tenancy. Unless your contract says otherwise, this does not mean you have to leave at the end of this period, your contract will simply roll over month by month until either you or the landlord gives notice, or until the contract is extended. Do you accept DSS/Housing Benefit Tenants? This depends on the landlord, and is not a decision made by us. Our adverts will usually say if housing benefit tenants are accepted. Do you accept pets? This depends on the landlords instructions. Our adverts will usually say if pets will be accepted in the house. You must consult with the landlord or us if you are thinking of getting a pet after you have moved into the property, or risk breaking the terms of the tenancy.
