Recent changes in the law could mean that you are picking up your tenants water bill.

Legislation due to come into force later on this year could make landlords responsible for their tenants water bill arrears. It has been over a decade since water companies were allowed to disconnect water supplies to customers who weren’t keeping up with payments. This has led to water becoming the utility with by far the highest levels of arrears. Water Companies have complained that it is the lack of information about the future address of tenants that make it hard to pursue those areas. This could change with significant effect for landlords later this year. The Water Management Act 2010 (section 45) contains provision that will mean that if landlords don’t provide information about their tenants whereabouts, they could become jointly and severally liable for the water bill. It looks as if this is likely to come into force at the end of the year.
